Ricardo Cappelletti Co-Founder and Director
Ricardo Cappelletti is a Co-Founder and Joint Managing Director of AND Property. Affectionately known as Ric, he believes in the power of relationships to create results. Prior to founding AND, his decade long career at CBRE saw him recognised as a top fee writer six times including a 7th place finish across Asia Pacific for Advisory and Transactions in 2022. Ric specialises in the diverse industrial landscape of Melbourne — with a collective client list consisting of high net worth privates, trusts and developers.
Ric ultimately believes that collaboration is at the root of success. Everyone that knows him knows he’s not in it for himself — success is shared. If the journey is together, the results won’t just follow, they’ll multiply.

Bryce Pane Co-Founder and Director
Bryce Pane is a Co-Founder and Joint Managing Director of AND Property. He began his career 15 years ago in the logistics sector, which eventually led him into CBRE’s industrial team, where he’s spent the last decade. Over his illustrious career he has consistently been named one of the top fee earners in one of Australia’s highest performing teams. If you ask him, you can put that down to two things; collaboration and motivation — and equal parts of both. A team is only as good as the effort they put in, and the relationships they share with each other.
To Bryce, the founding of AND Property comes with the hopes of redefining an industry. Instead of focussing on the transactions, finding business relationships that go beyond a brief interaction, and result in lasting success for years to come.

Ben Quennell Senior Manager
Ben Quennell’s career started over 13 years ago and has taken him across multiple agencies and subsects of the Melbourne property industry. The lion’s share of his career was spent at CBRE in a mixture of office leasing, residential projects and the highly regarded industrial team, as well as a more recent stint at CVA in their city fringe and western markets sales and leasing division. Ben’s knowledge, however, goes further than just the property world — having spent three years at Broadsheet media to better his knowledge in marketing and advertising.
If you ask Ben, despite how diverse his background has been and how versatile his skillset is, his approach has always stayed the same: be honest, put the work in and the results will come.

Chris Pane Process Manager - Agency
Chris’ professional life began with an Honours Degree in RMIT’s renowned industrial design program. Since finishing the course he’s spent two years in customer relations and project management in information technology — trying to streamline and improve processes to continually get clients the best possible solution. And that’s exactly what he brings to AND.
Chris’ ambitions lie in helping build AND Property from the ground up. His experience in technology, creativity and client problem solving combined with an ethos of hard work always end with the best outcome.

Jamie Blackburn Marketing & Operations Lead
Originally from Scotland, Jamie’s diverse background across multiple sectors has led him to spearheading the AND operations and marketing department. A highly motivated and organised operator with exceptional communication skills, he’s here to help organise and deliver tailored outcomes for your asset, alongside assisting the agency side of AND.
